Roughly a third of the files we take on arrive with a defect already in them: an unreleased prior mortgage, a mismatched legal description, an heir who never signed, or a mechanic’s lien nobody disclosed. Finding those in week one is the entire point of the checklist.

Contract review
Within one business day of engagement we read the contract and issue a dated task list to every party.
Title & payoffs
Title is ordered, the commitment is checked against the recorded chain, and every payoff is requested in writing.
Document set
Deed, affidavits, conveyance forms and disclosures are prepared, proofed and circulated for approval.
Close & record
Signing is scheduled and notarized, funds are disbursed by the title agent, and we record and confirm.

Questions about real estate closing support
Do you replace my title company?
No. Ohio closings are settled by a licensed title agency that issues the policy and disburses funds. We prepare the documents, run the checklist and keep every party moving so the title agency has a clean file on closing day.
Can you help if the seller lives out of state?
Yes. Remote online notarization lets an out-of-state seller execute Ohio documents by secure video with an identity-verified session. We also arrange split closings and mail-away packages with courier tracking.
What if a title defect turns up?
We tell you the same day, in writing, with what it will take to clear it. Curative work such as affidavits and release requests is included; if the defect requires a quiet-title action or legal opinion, we refer you to an Ohio-licensed real estate attorney.
How early should I engage you?
Ideally within 48 hours of contract acceptance. The most expensive problems are the ones discovered in the final week.
Do you handle FSBO sales?
Yes, and they are a large part of our work. Without an agent there is nobody tracking dates and disclosures, so the checklist matters even more.
