Frequently Asked Questions

Eighteen straight answers about scope, price, timing, confidentiality and the point at which we send you to a licensed attorney instead.

Are you attorneys?
No. Peachtree Legal Services LLC is a legal document preparation and closing-support company owned by John Brown. We are not a law firm, we do not practise law and we do not provide legal advice, opinions or representation. We prepare documents at your written direction.
If you are not attorneys, is what you do legal?
Yes. Preparing documents at a client's direction, and providing notarial and coordination services, is lawful in Ohio. The line we do not cross is giving legal advice — selecting a strategy for you, interpreting how the law applies to your situation, or representing you before a court.
How do I know whether I need an attorney instead?
Ask on the intake call. If your matter is contested, involves litigation, probate disputes, divorce, custody, criminal charges, immigration or tax strategy, you need an attorney and we will say so and give you names. Around one enquiry in nine leaves us with a referral rather than an invoice.
What does a file cost?
Every price is published on our pricing page. Closings run $450–$895, estate packages start at $325, Ohio LLC formation is $399, and single notarial acts are $25. Your written quote fixes the number before work begins.
Are there any hidden fees?
No. Government charges — recording, filing, transfer taxes, apostille — are billed at cost with the receipt attached, and never marked up. Optional extras such as rush handling are listed on the pricing page and quoted before they are incurred.
How do I pay?
50% when you accept the quote, 50% on delivery. We accept Visa, Mastercard, American Express, ACH bank transfer, business or personal check and cash. Receipts are issued for every payment.
Can I cancel?
Yes. Cancel before work begins and your deposit is refunded in full. Once drafting has started we bill only for the work completed and refund the balance. Full detail is in our Refund & Cancellation Policy.
How long does a typical matter take?
Standard drafts are delivered within 24–48 business hours of a complete intake. Estate packages take 2–3 business days. Closings are worked continuously from contract to closing day. Rush service is available for $150.
Do you serve clients outside Columbus?
Yes. We regularly work in Franklin, Delaware, Licking, Fairfield, Pickaway, Madison, Union, Ross, Knox, Morrow, Marion and Clark counties, and we prepare documents for clients anywhere in Ohio using remote online notarization. See our service area.
Can everything be done remotely?
In most cases, yes. Intake by phone or video, documents by secure portal, and execution by remote online notarization under Ohio law. Some documents still require a physical original for recording, which we handle by tracked courier.
What ID do signers need?
An unexpired government-issued photo ID: Ohio driver's licence or state ID, US passport, military ID or permanent resident card. Every signer needs their own; copies are not accepted.
Do you provide witnesses?
Yes, for $40 we provide two disinterested witnesses. Ohio wills require two competent witnesses who are not beneficiaries, and family members are best kept out of that role.
Is my information kept confidential?
Yes. Files are encrypted at rest and in transit, access is limited to the staff assigned to your matter, and paper is shredded on a scheduled cycle. See our Privacy Policy for retention periods and your rights.
Do you hold client funds?
No. We never hold escrow or settlement funds. In a closing, funds are held and disbursed by the licensed title agency. We only invoice our own flat fee and any government charges we advance on your behalf.
What happens if you make a mistake?
We correct it at our cost, immediately, and we carry $1,000,000 in professional liability cover. If a mistake causes a missed date, the rush fee is waived and we credit $75 against your invoice.
Can you rush a matter?
Usually. Same-business-day handling is $150 and depends on current capacity, which we confirm on the call rather than promising blindly.
Do you work evenings and weekends?
Mobile signings run until 8:00pm on weekdays and 10:00am–2:00pm on Saturdays. Office hours for new enquiries are Monday to Friday, 8:30am–6:00pm ET.
