John Brown opened Peachtree Legal Services in 2013 after eleven years inside the closing departments of two Central Ohio title agencies. He had watched the same avoidable problems delay closing after closing — a payoff nobody requested, a legal description copied from the listing instead of the recorded deed, a seller travelling on the signing date — and he wanted to run a file the way he thought it should be run.

The company has stayed deliberately small. John reviews every document before it leaves the office, and he is the person who picks up the phone when a lender calls at 4:45pm the day before closing.

He is a commissioned Notary Public for the State of Ohio, certified for remote online notarization, and a member of the National Notary Association and the Columbus Chamber of Commerce. He is not an attorney and does not practise law — a boundary this office states plainly in writing on every engagement.

How we operate

Five rules we do not bend

These are the commitments printed on the back of every engagement letter we issue.

The price is the price

The flat fee in your written quote is what you pay. If the scope genuinely changes, we stop, explain, and re-quote before doing anything further.

Dates are commitments

Every quote carries a delivery date. In 2025 we met the promised date on 97.3% of files and told the client the same day on the rest.

We stay in our lane

If a matter needs legal advice, litigation or court representation, we say so and refer out. We do not stretch a document job into legal counsel.

One named coordinator

You get a person, a direct line and an email address — not a ticket queue or a general inbox.

Your file is confidential

Documents are stored encrypted, access is limited to the staff on your matter, and paper is shredded on a scheduled cycle.

You keep everything

At completion you receive an indexed digital set of every document and recording confirmation, yours to keep permanently.

Our timeline

Twelve years on the same street

2013 — John Brown registers Peachtree Legal Services LLC with the Ohio Secretary of State and opens a two-room office at 826 Peachtree Street, Columbus.

2016 — The closing-support line grows past 100 files a year; the written checklist that still governs every file is formalised.

2019 — Estate document preparation is added after repeated requests from closing clients.

2021 — Ohio authorises remote online notarization; John is certified in the first cohort and the office begins serving clients statewide.

2023 — Business formation and annual compliance services launch for owner-operated Ohio companies.

2026 — Over 2,100 documents prepared and more than 640 Ohio closings supported, still from the same address.
